While Base CRM can automatically import leads from property portals and your Flex estate agency website, you can now also track external paid campaigns from platforms like Facebook and Google Ads.

We’ve added support for UTM tracking in Flex & Base, making it easier to connect your online marketing campaigns with the leads they generate. UTM parameters are small tracking labels added to the end of a website link. When someone visits your Flex website or property listing from a campaign link and then sends an enquiry through a Flex native form (e.g. listing enquiry, office enquiry, price estimate form), Base will automatically capture key UTM fields such as:
utm source: where the visitor came from, such as Facebook, Google, LinkedIn, ChatGPT, or a newsletter.
utm medium: the type of traffic, such as paid ad, social post, email, CPC, or referral.
utm campaign the specific campaign or promotion, such as a featured listing, home loans campaign, or seasonal promotion.
This helps agencies better understand which marketing activities are driving real lead conversions, not just website visits. For example, if you are running a Google Ads campaign for a featured property, the lead in Base may show that it came from Google CPC and identify the specific campaign used.
You may also see non-campaign sources, such as ChatGPT, appearing in the UTM Source field – something we are seeing more frequently.
Flex & Base simply captures and displays the tracking information passed through to your website. This update gives agencies a clearer view of where enquiries are coming from and which campaigns are helping generate leads.
